The Sam Advantage - Put my Knowledge to Work for You

About Sam Stanton

"Tell me your story then put me to work for you. My lawyer, home construction, and community/counseling experience will smooth the way!"

Hello!

The breadth and wealth of real estate knowledge I possess from lawyering, constructing trophy-homes, counseling and managing homeowners associations (HOAs) will be an asset to you – so please consider interviewing me to be your Realtor.  I live nearby and am happy to visit and chat with you – just call, text or email me.

My goal is to provide you with better service, additional value and hopefully some extra relief during your home’s sale process.

I am the only local Realtor with the following combined real estate knowledge:

Lawyer and Judge’s Law Clerk (Decision Writer)  I am the only local Realtor who was a lawyer, per diem magistrate and legal scholar on contract and property law cases.  Now I can recognize potential legal pitfalls so home sellers can safely avoid them.  I apply alternative-dispute-resolution to negotiate past any sticking points that develop.  As a lawyer I was conscientious, loyal and caring of clients’ serious, confidential legal matters.  Their problems became my problems to carry and resolve.  I worked unpaid hours doing whatever was necessary to win for clients.  I promise to do the same for you as your Realtor.  Being a Realtor provides the flexible schedule needed for raising my young son; plus I get to pursue my real interest (real estate) with a firm foundation in property and contract law.

Construction Manager  As part of a general contractor team I constructed and maintained multi-million dollar “trophy homes” of 10,000 to 13,000 square-foot size and commercial buildings, in a resort location (Jackson Hole).  My knowledge of building construction from the concrete footings up to the roofing, within the walls, flooring and ceiling of each house enhances my service to you (but getting a professional inspector’s opinion is always recommended).

HOA Expert  Homeowners Associations (HOAs) have strict rules, processes and fees when you sell your home in their community.  I can help you jump through their hoops better than a circus tiger.  As a Director on my HOA’s Board of Directors for 18 years, plus 10 years’ experience managing multiple Homeowners Associations including in this area (Chester, Delaware and Montgomery Counties some of which are 55+ restricted communities), I know all about the HOA fees, the capital contribution charges, the resale package sellers must purchase, etc.

Therapist Experience  With a Master’s degree in counseling and community psychology and therapist experience, I recognize there are emotional attachments and life stressors when selling a loved home and moving.  I am empathetic and actively try to reduce any distress affecting each seller. My job is to relieve any burden so you can focus on your momentous switch to your fresh, next residence.  In the past I provided clinical services such as I.Q. Testing, Behavior Management and Individual and Group Counseling to populations with developmental disabilities and others.

I obtained a Realtor’s license to assist you and others in the area when the time is ripe to showcase and sell your home. Your home is one of your most important assets, so please don’t entrust its sale to simply any Realtor.

Each Realtor works under a specific broker (company) and mine is the local, 50 year old real estate brokerage Beiler-Campbell Realtors with offices in Avondale, Kennett Square, Oxford, & Quarryville.  It is better than those national-brand realty brokerages that are actually unconnected, individual offices.  Beiler-Campbell has a unified seasoned management team, local ownership and marketing support.  Our Realtors work diligently and competently to uphold the high ethical standards the brokerage is known for.

Your home is a large asset and we strive to obtain its highest value.  You know best which home component may need updating prior to its sale, though an extra pair of eyes couldn’t hurt.  Consider this fact: 3 of 5 sellers do not plan enough time in advance to take steps to maximize their homes’ selling price.

Consider contacting me early on to informally chat about your current or future needs because you need to plan ahead to maximize your home’s value.  Also I can estimate a home’s worth in the current market and give detailed sellers’ cost estimates so there are no surprises later.  Information is power so please take advantage.  There is no cost to you and no obligation to employ me to help sell your home.

If you are planning to sell your home one day, you likely have many questions. We can quickly simplify the process for you so you can make informed decisions.  Please know that I will provide competent, responsive, high-level service to you.   Let’s visit and chat.

I hope you are doing well and thank you for your time.  Feel free to call, text or email me with your questions anytime!  Hopefully we will talk soon.  Thank you and have a nice day.
