Your Beiler-Campbell Buyer Agent serves as your trusted advocate through each phase of the home buying journey, safeguarding your interests at every step.
Home Search
- Meet with the Buyer to provide an overview of the buying process e.g. agency, current market conditions, compensation, negotiating options, HOA communities, etc
- Understand the Buyer’s goals and ensure they have a clear picture of the current market
- Answer questions about lending, title, associations, inspections, and Buyer responsibilities
- Explain the finance process, offer lender recommendations, and secure pre-approval
- Create a search on the MLS based on the Buyer’s interests and qualifications
- Identify properties that meet the Buyer’s criteria (location, price, features)
- Research various inside-track opportunities on properties that are not on the MLS
- Schedule showings with all Buyers present, and answer questions about the property
- Review and provide the Property Seller’s Disclosure to the Buyer
- Provide feedback to the Listing Agent, and ask questions if applicable
- Provide ongoing support and guidance
Agreement of Sale
- Communicate interest with the Listing Agent, and acquire more information to assist in preparing offer e.g. the Seller’s preferred closing date, inclusions, existence of additional offers
- Discuss what makes an offer competitive
- Prepare an estimate of the Buyer’s closing costs for review before signing contract
- Utilize the most current and accurate legal contracts and explain easy-to-miss details that can impact the transaction
- Prepare purchase contract based on terms acceptable to the Buyer e.g. purchase price, deposit, financing, settlement date, home sale contingency, inspections
- Deliver the offer to the Listing Agent, confirm receipt, and follow up as necessary
- Communicate with and negotiate on behalf of the Buyer
- Prepare and deliver counteroffer(s) and addendum if necessary
- Deliver the executed contract to all parties, including lender and title company for preparations for closing
- Deliver the deposit check to the Listing Agent’s office by due date
- Confirm completion of the mortgage application with the lender
- Assist in coordinating and scheduling inspections, and attend if possible
- Review inspection reports and negotiate repairs if necessary
- Ensure Buyer compliance with due dates throughout the transaction
Prepare for Closing
- Follow up with the lender for progress updates
- Confirm that the lender ordered the appraisal
- U&O inspection if applicable
- Confirm that association documents have been ordered by the Seller
- Ensure that the Buyer complies with lender requests
- Receive and review association documents with the Buyer, and address any issues that arise
- Receive, review and deliver the title commitment to the parties by the due date
- Confirm the Buyer has ordered homeowners’ insurance, and provide proof to the title company
- Coordinate and schedule closing date, time, and location with all parties
- Coordinate and deliver lender commitment to the Listing Agent by the due date
- Schedule walk-thru to confirm repairs are completed as agreed if necessary
- Schedule final walk-thru prior to closing, complete, and have all parties sign walk-thru form
- Review final settlement statement with the Buyer
- Confirm funds due at closing and how to deliver them i.e. cashiers check/wire
- Attend closing with the Buyer to ensure a smooth purchase transaction
- Hand over keys to their new home!
Continued Care Post-Closing
- Follow up to ensure all is well with their new home, and to answer questions
- Provide future property valuations so they learn their equity
- Offer recommendations for local contractors and lawn care
- Offer recommendations for attorneys if the Buyer needs documentation drafted
- Retain documents for closing for the mandatory limit
