Listing
- Prepare a CMA Comparative Market Analysis to establish fair market value
- Consult with Beiler-Campbell Management Team and affiliates for any unique property nuances
- Offer pricing strategy using goals, Seller’s desired timeline, and property condition
- Complete the Listing Contract and all paperwork, including the Seller’s Closing Cost Estimate
- Offer staging and repair recommendations for pre-listing preparations
- Compile property details, amenities, upgrades, inclusions, exclusions, etc.
- Review the Seller’s Property Disclosure for completion and signatures
- Prepare public remarks to maximize property’s selling features
- Schedule a photographer and order any additional services (drone/video) if applicable
- Review showing instructions and expectations of all parties with the Seller
Public Marketing
- Upload listing to the MLS along with photos and applicable documents
- Install a highly recognizable Beiler-Campbell yard sign and a secure lock box
- Verify accurate MLS feed to Zillow, Realtor.com, and Beiler-Campbell.com
- Contact a pool of Buyers, including Beiler-Campbell’s expansive network of professionals
- Promote the home on Google with a linked post on the company Google Business pages
- Post the home with clickable link to the company social media pages
- Post an online feature story to the Beiler-Campbell Spotlight Home Google blog
- Create and mail “Just Listed” postcards to neighborhood/surrounding streets
- Prepare custom marketing brochure/flyer
- Schedule and host an Open House and a Brokers Open House if desired
Feedback
- Monitor the showing appointment app to track who is showing the home and when
- Request feedback from showing Agents and communicate information to the Seller
- Continue to analyze local market data, including the value of comparable homes entering the market, homes selling, and online view counts to ensure the home is well-positioned
- Communicate with the Seller regularly with market updates to stay competitive
Agreement of Sale
- Provide guidance and negotiating strategy
- Receive and review all offers
- Evaluate offers and prepare net proceeds estimate for the Seller
- Review conditions of the offer: purchase price, deposit, financing, settlement date, home sale contingency, inspections, inclusions/exclusions, etc.
- Verify qualification with a pre-approval letter if financing, or proof of funds if cash sale
- Communicate with, and negotiate on behalf of the Seller
- Prepare and deliver counter offer(s), and addendum if necessary
- Deliver executed contract to all parties, including lender and title company for closing preparation
- Record and process deposit check and prepare file
- Assist in coordinating and scheduling inspections
- Review inspection reports and negotiate repairs if necessary
- Ensure Seller compliance with inspection requirements
- Order Association documents if applicable
Prepare for Closing
- Follow up with the lender for progress updates
- U&O certification if applicable
- Prepare Home Warranty if applicable
- Conveyance items
- Certificate of Resale (HOA) if applicable
- Assist in scheduling the appraisal and follow up for on-time delivery
- Deliver the lender commitment to the Seller by due date
- Confirm the Buyer has received title insurance and review the title report with the Seller
- Coordinate and schedule closing date, time, and location with all parties
- Schedule and complete final walk-thru prior to closing, and have all parties sign walk-thru form
- Request and deliver closing documents to the Seller prior to closing if they are not attending
- Review final closing statement with the Seller to ensure accuracy
- Deliver deposit check to settlement
- Attend closing with the Seller to ensure a smooth end to the transaction
Continued Care Post-Closing
- Follow up to ensure all is well and to answer questions
- Retain documents for closing for the mandatory limit
